A home inspection is a visual examination of the condition of a home, usually done in connection with the sale of that home. The inspection is conducted by a home inspector who has training, experience and special equipment to carry out these inspections.
The inspection consist of a check of the roof, foundation,heating and air conditioning, plumbing, electrical and many other features of the home. The inspector is looking for non standard building practices, items that require substantial repairs, general maintenance issues, as well as fire and safety issues.
A home inspection is not a pass/fail inspection. The home inspector receives no benefit from the inspection other than the fee, possible new knowledge and potential referrals. Following the inspection the client is given a formal report showing findings and recommendations. The report belongs to the client who usually confers with their agent as to how best address items in the report.
Approximately 80% of home buyers in the United States have a home inspection. Most of the 20% who did not have have a home inspection, feel that it was their biggest mistake, and give the following reasons for not having an inspection.
